Efficient planning for Gurugram mixed-use

Gurugram-based Design Forum International has designed the Silverglades Hightown, a mixed-use development on a 4.48-acre site surrounded with greenery. Located in an urban epicenter, the project shares boundaries with ITC Laburnum, the IFFCO Chowk metro station and the affluent Sector-29 neighborhood. The site geometry comprises a square patch accompanied with an elongated strip of land, which was allocated to the commercial plaza due to its elevated frontage value. On the other hand, the remaining land is used for the residential towers.

The planning policy emphasizes on the Transit-Oriented Development TOD) model, which integrates efficient circulation and transit systems into urban pockets. As the Gurugram and the Mass Rapid Transit System (MRTS) remain under construction, the project ensures high FAR values.

Due to the mixed-use development, the project includes living, work, retail and recreational access. The vehicular and pedestrian movement are planned for independent entry and exit points, multiple user groups and ingress and egress terms. The residential and commercial portions of the layout are segregated to avoid congestion on the main entry and exit points.

Three high-density residential towers are designed on a compact land footprint, and the higher built-up areas respond to the challenges of dense stacked living. The main residential tower comprises thirty floors, which is composed of two 4BHK symmetrical towers connected by a skywalk to offer three-hundred-and-sixty degrees. Designed by Integral Designs, the open green spaces are designed as double-height stilt levels that transform into accessible and recreational breakout zones. A clubhouse, multimedia theatre, indoor golf simulator, gymnasium, spas, pools, open casual fitness and sports facilities are designed for the gated community.

The Promenade Retail Architecture offers a hybrid of the ‘high street’ and retail, where the linear atrium flanks the enclosed mall structure that house exclusive retail destinations, a four-screen multiplex, fining dining venues and layered terraces. Concrete, zinc, Corten steel, metal and timber louvres comprise the utilitarian, stable and warm project.
